Job Description

Designation :- Managers/ Asst Managers/ Site Engineers/Site Supervisors
Job Purpose:
To be responsible for overall management and coordination of project execution (Mechanical/ Electrical/ Plumbing). Must be able to perform all post tender activities of construction until the handing over and completion of the defects liability period of the project.

Accountabilities and Activities:

Supervise and monitor the Mechanical/electrical contractors/sub contractors on site
Monitor, Planning vs. Progress
Coordinate with the Planning Department for updation in master project plans and working out recovery plans in case of delays
Document project progress and/or delays through letters which can be used as contractual aids during disputes
Coordinate the activities between various contractors and subcontractors
Able to review resource reports like manpower histograms etc. and ascertain adequacy of resources deployed for timely completion of the project
Review and approve the monthly bills of the contractors
Review variation requests and coordinate with the Procurement department for necessary actions
Coordinate with Liaison Department for connections and approvals from the Utility Providers
Coordinate with the Facilities Management department for a smooth transition from contractor maintenance to in-house maintenance
Seek and review the following documents to be generated by the contractor:
Shop Drawings, Material Submittals and Method Statements
As-built Drawings
Testing & Commissioning Procedures
Operation & Maintenance Manuals, Handing/Taking Over Documents
Plan and arrange the training of the in-house Facilities Management team on various systems prior to the handing/taking over of the project
Implement/follow proper QA/QC procedures by maintaining and following Lodha QA/QC Manual
Inspect and ensure proper workmanship by the contractors/subcontractors
Raise Non Conformance Reports in case of deviations from specifications or industry best practices
Witness 1st fix, 2nd fix and final fixes of installations. Witness Testing & Commissioning of all the Mechanical or electrical systems.
Respond to Requests for Information raised by the contractor
Coordinate with the in-house Design Management department on project Electrical or Mechanical issues
Be adept in and aware of International and Local Building Codes
Coordinate with the in-house Design Management department on project Mechanical or Electrical issues

Electrical
Have hands on experience on the procurement, installation and testing & commissioning of:
1. Electrical Distribution Systems, Alternate/Emergency Power Supplies, Lighting & Small Power Systems and Earthing and Lightning Protection
2. Fire Detection and Alarm, Security Systems
3. Data and Telephone Systems
4. Building Management Systems and Home Automation Systems
5. Vertical Transportation and Conveyor systems

For Supervisors: PWD Certificate is mandatory

Mechanical

1. Have hands on experience on the procurement, installation and testing & commissioning of:
2. Unitary Equipments, Chillers, Chilled Water Network, Air Handling Equipment, Ductwork and Air Side Equipments, Diffusers & Grilles, Exhaust Fans, Thermal Insulation

Plumbing
1. Water Distribution Networks, Pumps, Plumbing Pipe Works in Trenches, Structures related to Plumbing/Drainage, Water Storage, Plumbing for Gases, Internal/External/Surface Drainage
2. Sewage Treatment Plant, Commissioning of Plumbing Systems

Desired Candidate Profile

Education:
UG - B.Tech/B.E. - Electrical, Mechanical, Diploma - Electrical, Mechanical
PG - Any Postgraduate - Any Specialization, Post Graduation Not Required
Doctorate - Any Doctorate - Any Specialization, Doctorate Not Required
Experience:- 3 - 14 yrs
Education :- BE / B -Tech, Diploma (Electrical / Mechanical).
Candidates with ITI / NCTVT course can also apply for Supervisor role

* Candidates Interviewed in past 6 months will not be considered *

Strong knowledge of installation and testing & commissioning of all Electrical/Mechanical Systems used in building services and infrastructure projects
Prior experience of design or maintenance will be an added advantage
Strong interpersonal skills
Awareness/ Exposure on various Construction/System methodologies
Should have atleast 2 yrs of building construction experience
